Assumptions behind these numbers:
  • Private & EC: bank loan stress-tested at 4% p.a., up to 30 years or age 65, whichever is shorter.
  • Private uses TDSR — up to 55% of income can service debt. EC & HDB use MSR — capped at 30%.
  • HDB loan: stress-tested at 3% p.a., up to 25 years or age 65.
  • Deposit: $5,000 option fee for HDB; 5% of price for EC and private (cash only).
  • Buyer's Stamp Duty: 1% first $180k, 2% next $180k, 3% next $640k, 4% next $500k, 5% next $1.5m, 6% above $3m.
  • The minimum 25% downpayment reflects the 75% loan-to-value limit — paid in cash/CPF on top of stamp duties.
  • Joint applications use your income-weighted average age, rounded up.
These are ceilings, not targets. The numbers assume you have no other loans — car instalments, credit card balances and personal loans all reduce what a bank will lend you. Treat this as your upper bound, then work backwards from your monthly comfort level.
